That is why every major Doral HOA maintains an approved materials list and an architectural review process.

Doral Isles: Tile-Only Communities

Doral Isles — one of the largest and most prestigious communities in Doral — requires tile roofing for all single-family homes. Approved options include:

  • Concrete barrel tile: Standard earth tones (terra cotta, slate gray, sand)
  • Clay flat tile: Mediterranean-style profiles in approved color palettes
  • Color restrictions: No bright whites, blues, or non-neutral tones
  • Underlayment: Self-adhering membrane required (not felt paper)

Important: Doral Isles also requires that roofing contractors carry a minimum $1 million general liability policy and provide a 10-year workmanship warranty.

Doral Lakes: Shingle and Tile Options

Doral Lakes is more flexible than Doral Isles but still maintains strict standards:

  • Architectural shingles: 30-year minimum rating, neutral earth tones only
  • Concrete tile: Permitted in designated sections (check your specific village)
  • Metal roofing: Standing seam only; no exposed-fastener panels
  • Flat roofs: TPO or modified bitumen only; no built-up roofing (BUR)

Downtown Doral and Costa Del Sol

These newer communities have the most modern guidelines:

  • Energy-efficient requirements: Cool roofing (high SRI value) preferred
  • Architectural shingles: Premium lines with dimensional profiles
  • Flat roofs: White TPO or cool-coat modified bitumen to reduce heat island effect
  • Metal accents: Small standing seam sections acceptable on certain architectural styles

Venetian Parc and Doral Park

These townhouse and villa communities typically have simpler roofing rules:

  • Architectural shingles: Standard across most units
  • Flat roof sections: TPO with minimum 15-year manufacturer warranty
  • Color match: New roofs must match existing community color scheme

The Approval Process: What to Expect

  1. 1. Submit application: Include material samples, color swatches, contractor license, and insurance certificates.
  2. 2. Architectural review: Most Doral HOAs review within 10–15 business days.
  3. 3. Approved? Schedule work: Work must begin within 90 days of approval or re-approval may be required.
  4. 4. Final inspection: HOA may require a walkthrough after completion to verify compliance.

What Happens If You Skip HOA Approval?
